Bourn Takeover

As many of the Vail-billies know, Bourn Companies purchased two plots of land a couple of years ago in Vail (seen in blue on the map below). They are now interested in purchasing the land remaining near downtown Vail (seen in green on the map below).


What does this mean for Vail? A look through Bourn's other projects show typically high density commercial and high density residential. A great example of this is the Crossings development near Ajo/Kino.


The choice to purchase and build in this area vs other areas can potentially create an entirely different Vail. If they are limited to the current zoning (1 home per acre), that would still be over 600 homes in a very small area where we are already experiencing significant traffic difficulties. For those who remember, Bourn was a top contributor to the Incorporate Vail campaign. They were hoping for easier rezoning with a town of Vail.


If they are successful in getting the Pima County Zoning and Planning Commission to re-zone, that number could easily quadruple.
